Denise Panza

Thank you for all your help; I appreciated you being there to assist me in all that was needed.

As a first-time home buyer, the whole mortgage process can be very overwhelming and stressful—but Denise and Jessica made it completely stress-free and smooth sailing from start to finish. She was incredibly patient, always available to answer my many questions and explained everything in a way that actually made sense. I never felt rushed or confused, and she guided me through every step with such genuine care and professionalism. Thanks to Denise, the home buying process was a really positive experience. I couldn’t have asked for a better lender and would recommend her to anyone without hesitation!

Denise was incredible. She guided me through everything as a first time homeowner. I would totally recommend her to anyone looking for a home.

My adventure with Total Mortgage was flawless. I started looking in one state then transferred to another state. They had easily moved my file internally from one contact to the other licensed to the state I wanted to buy a home in. Both locations were quick to respond to any questions I had making the process that much easier to complete. Should I ever find a need to obtain a mortgage again I will reach back out to Total Mortgage. Thank you!

I cannot say enough great things about my experience with Denise and Total Mortgage. From start to finish, the entire process was seamless, straightforward, and surprisingly easy. Denise was absolutely fantastic throughout the entire process. She was always positive, responsive, engaged, and genuinely a pleasure to communicate with. She kept everything moving, answered my questions, and made sure I always understood where we were in the process. Instead of feeling stressful or overwhelming, she made the experience feel personal and manageable. After dealing with traditional banks and all of the red tape, delays, and frustration that can come along with them, working with Denise was a completely different experience. I can honestly say that she made the mortgage process enjoyable, which is something I never thought I would say! I would highly recommend Denise and Total Mortgage to anyone looking for a mortgage or refinance—especially if you are tired of dealing with the traditional banking system and want someone who is responsive, knowledgeable, positive, and truly engaged from beginning to end. Thank you, Denise, for making this such a great experience. You absolutely earned a five-star review and my highest recommendation!

Denise provided top-level services. Her attention to detail was amazing! Everything was handled in a transparent and ethical manner. I would highly recommend Denise and Total Mortgage for your mortgage needs. GREAT EXPERIENCE!!

I cannot say enough good things about Denise at Total Mortgage. A buyer on one of my listings was denied by their original lender at the last minute, right before we were scheduled to close, due to additional fees that had been added to the loan unexpectedly and not communicated properly. It was an incredibly stressful situation, but Denise stepped in, took the time to understand the buyer’s situation, and worked quickly to reapply and get the loan back on track. Denise's communication, responsiveness, and willingness to find a solution made all the difference. She worked diligently under a very tight timeline and helped turn what could have been a failed transaction into a successful closing. I truly appreciate her professionalism, dedication, and commitment to her clients. She is the kind of lender you want in your corner when things get complicated. I would highly recommend her to any buyer or real estate professional looking for a knowledgeable, responsive, and solution-oriented mortgage lender.

It’s rare that I come away genuinely impressed with the level of service I receive, but working with Denise and Total Mortgage was one of those exceptional experiences. I was truly surprised by their dedication, responsiveness, and unwavering commitment throughout the entire process. Denise was always available when I needed her—consistently the last to respond because she was waiting on me, never the other way around. That level of attentiveness and accountability is hard to find. On top of that, the ease of using their website and mobile app made the entire experience feel almost too simple—like it shouldn’t be this easy to navigate such an important process. Overall, an outstanding team that goes above and beyond. I would highly recommend them to anyone looking for a smooth, efficient, and truly supportive mortgage experience.

Denise is absolutely amazing at what she does. She always picked up her phone, answered all of my questions, and had us cleared to close in just 10 business days. I highly recommend Denise to anyone looking to purchase or refinance their home!

We needed to refinance our home on Anna Maria Island and we desperately needed a mortgage broker. Someone referred us to Denise Panza of Total Mortgage which worked out perfectly. The process began on April 21, 2026. Denise has a great easy-to-use portal where we could upload all of the necessary documents. By April 23, she had provided us with an amount that we could borrow, based on our needs, and a very accurate interest rate. There were a few bumps in the road which were all created by us. Denise tackled them head on, seemingly working 24/7, and got them quickly resolved. She was determined to get this refinancing done quickly, efficiently and created little stress on our part. We were waiting for the appraisal in order to tweak the exact amount we could borrow. When the appraisal came in, we were able to adjust the amount borrowed to satisfy our final needs. Denise seemed to have a great relationship with the underwriter, title company and appraiser. We closed on May 15, 2026 and were funded on May 20, 2026. Needless to say, we would highly recommend Denise Panza to secure a mortgage. Uh in

Highly recommended! Excellence from beginning to end! Thank you Denise!
