I would strongly caution prospective borrowers about my experience with Justin Girolimon.
My wife and I worked with Justin while purchasing a home and ultimately decided to move our mortgage to another lender after receiving materially better financing terms that Total Mortgage could not match.
What happened afterward is the reason for this review.
After we informed Justin that we were changing lenders, he contacted the seller’s real estate agent directly, without our knowledge, and expressed concern about whether we would be able to secure financing to close on the home.
We only learned about this because the seller’s agent then contacted our own real estate agent concerned that we might be getting “cold feet” and potentially walking away from the transaction.
That could not have been further from the truth. We were fully committed to purchasing the home, had another lender prepared to finance the transaction, and changed lenders solely because we received better loan terms.
Our agent had to reassure the seller’s side that we had absolutely no intention of walking away and that our financing was proceeding.
I found this conduct extraordinarily troubling. Changing lenders because another company offers better terms is a financial decision consumers are entitled to make. In my opinion, contacting the seller’s representative afterward and raising doubts about our ability to obtain financing crossed a serious professional line and created unnecessary concern around an active home purchase.
Fortunately, our transaction was not ultimately harmed. However, the experience completely destroyed the trust my wife and I had placed in Justin.
Our real estate agent was also extremely troubled by what occurred and has told us that she will no longer work with or refer clients to Justin as a result.
Based on our experience, I cannot recommend working with him.

I have to say the experience with Justin Girolimon at Total Mortgage was exceptional smooth from home purchasing power, locking in on my rate, to the closing date and I mean closing in a timely fashion, which many of our close friends couldn’t believe but Justin said we would close on such date and that’s exactly how it went. I also had a ton of questions for Justin and he always reached out back or made time to answer any questions or concerns. The process to owning a home many say it’s overwhelming but with Justin and my realtor Melanie Billie which is fantastic as well ! they made it seem a lot less stressful taking care of all the additional work behind the scenes.
